Polly Parade Reserve Case Study

Project Overview

Polly Parade Reserve is Tarneit’s newest active open space, delivered by Wyndham City to serve a fast-growing community. The completed reserve includes three soccer pitches, a cricket oval, a four-lane cricket net facility, six tennis courts, play spaces, sports lighting, and a BBQ and picnic area.

The Facility

Community sports pavilions like Polly Parade present a specific set of door frame challenges:

  • High-traffic changerooms and amenities that need to withstand heavy daily use for decades
  • A mix of wall constructions typical of modern civic builds, including masonry, steel stud, and plasterboard partitions
  • Compliance requirements across both fire-rated and non-fire-rated openings
  • A need for frames that integrate cleanly with the doors specified in the build, without compromising on fit or finish

For Polly Parade Reserve, Larnec was engaged for its steel door frame capability, supplying frames matched to the specific wall types and fixing conditions across the pavilion.

The Larnec Solution

Larnec supplied 43 non-rated steel door frames across the pavilion, comprising 39 single frames and 4 double frames, engineered for structural integrity and long-term durability, and tailored to the pavilion’s mix of internal and external openings. Rather than a standard pre-hung offering, the project drew on Larnec’s full frame-only capability: the ability to configure wall type, fixing method, material and finish independently, so each frame is matched to its specific opening.

Fixing methods available for a project of this kind include:

  • New Generation: built-in plaster grooves with concealed fixing holes, minimising plaster finishing work around each frame
  • Fast-Fix Bracket: the most common method for stud wall construction, with brackets welded to the frame stiles for a clean, fast fix through the wall studs
  • Tube Fixing (with or without anti-flex straps): suited to masonry and concrete openings, protecting the fixing point during back-filling on fire-rated applications
  • Stud Clips, Split-Frame, Screw Fixing, Partition and Wire Tie fixings, each suited to different wall constructions and retrofit conditions.

While Polly Parade Reserve called for non-rated frames throughout, fixing method options, and the detail of how each is engineered, differ between fire-rated and non-rated frames, and Larnec configures each accordingly. That same capability is available where a project’s opening call for a fire rating.

Finish was specified to suit the pavilion’s civic, high-use environment, selected from Larnec’s standard range: knock-down and primed, welded and primed, stainless steel (welded and primed), powder-coated, or Sentry Protect powder-coat for corrosive environments.

Every frame was engineered to the pavilion’s specified openings, ensuring a seamless fit and consistent finish across the changerooms and amenities.

The Outcome

The result is a consistent, compliant set of non-rated door frames built to handle the demands of a busy community sports facility, durable and finished to suit a modern civic building, supporting local clubs and the broader Wyndham City community for years to come.
